Project Scope Discussion


Many of our customers are first-time modular home buyers. We coach them through the complexities of buying a modular home and connect them with local experts to discuss the nuances of their location, such as zoning or permitting.

We start by discussing the layout, design, budget, timeline, and any unique considerations related to the site. We also provide guidance on selecting the right modular home model and customizations to ensure that the final product fits your vision. As part of this conversation, we explore long-term goals, such as potential future expansions or sustainability objectives, to ensure that your modular home can adapt to your evolving needs.

Design Consultation


Once the project scope is clearly defined, we move on to the design phase, where our manufacturing team transforms your vision into a detailed blueprint. This blueprint serves as the foundation for the entire manufacturing process, ensuring that every aspect of the home is carefully planned and executed.

Our process begins with a comprehensive design consultation. We work with you to determine your needs, establish a floor plan, and select materials and finishes. This also includes planning upper and lower floors for larger homes. We also discuss add-ons such as smart home components or custom materials. Every blueprint is reviewed and approved by a licensed architect before construction begins.

Pre-Construction


In this phase, we work with local partners to handle engineering and pre-construction tasks, including obtaining necessary permits and preparing the installation site. By managing pre-construction, we can streamline the process and reduce the likelihood of delays, keeping your project on schedule. We only work with highly rated experts who are familiar with the local environment and regulations.

Our involvement in this step depends on your needs. For instance, large-scale developers with in-house teams may desire to complete pre-construction on their own. In such cases, we collaborate with the team to ensure the site is compatible with the home and that necessary utilities are prepared in advance.

Modular Construction


We believe all modular homes should be constructed to the same standards as traditional stick-frame houses. We use time-tested building practices and methods, applied to a modern modular setting. Our proven workflow expedites the building process without compromising on quality or affordability.

  • Framing is the foundational stage of our modular construction process, where we focus on building the structure of the home. This involves the fabrication of a wood or metal frame, which is continuously tested for stability by our framers. Once the framing is complete, the roofer steps in to install the roof, completing the structure of the home.

  • Exterior Work begins immediately after framing. At this stage, the outside of the home starts to take shape, with siding and other exterior elements being installed. This process typically involves placing the panels and materials that will form the outer shell of the home.

    Siding and Exterior work continue as the next step. This includes the installation of all siding materials, ensuring that the home's is both functional and aesthetically pleasing. This process is crucial for the protection and appearance of the modular home.

    Painting is then carried out to give the home its finished look. The paint not only adds to the aesthetic appeal but also provides an additional layer of protection against the elements.

    Deck and Vent installation follows the painting stage. Many of our customers request a second-story deck as a place to view the natural serenity of the property and surrounding landscape. In this stage, vents are also installed to ensure proper air circulation within the home.

    Exterior is Complete at this point in the process, and all remaining work is internal. The home’s outer shell is now fully constructed.

  • Interior Work begins simultaneously with the exterior work. This marks the start of the internal construction phase, where various elements such as insulation and drywall are installed to create the internal walls and spaces of the home.

    Utilities are installed first. Licensed professionals install electrical, plumbing, initial flooring, HVAC, and the decking subfloor. These are set in place pre-insulation to protect critical home infrastructure from the environment.

    Insulation is critical for ensuring the home is energy-efficient and comfortable. We use high-density foam insulation to weatherproof all walls, ceilings, and floors. Since our customers are often in extremely hot or cold environments, we use top-of-the-line insulation to ensure the interior of the home remains at a comfortable temperature.

    Drywall is then installed over the insulation to create the interior walls of the home. This step is essential for shaping the internal spaces and preparing them for finishing touches.

    Painters apply the first coat of paint after drywall installation. This coat serves as the base for subsequent layers and is important for sealing the drywall and providing a smooth surface for finishing.

    Early-Stage Inspection is a crucial quality control step where we conduct a thorough inspection of the work completed so far. Our manufacturing team is on-site daily to monitor each home, but this step provides a natural point for an even more extensive review of the frame and walls. If everything meets the required standards, the process moves forward; if not, a punch list is created to address any corrections. Frequent walkthroughs occur throughout the remainder of the building process, culminating in a final inspection before shipment.

  • Finish Carpenters start their work by installing doors, baseboards, and other essential carpentry elements within the home. These components add functionality and aesthetic appeal to the interior spaces.

    Painters return to apply the final coat of paint, giving the interior its completed look. This coat adds depth and richness to the walls and ceilings of the home.

    Flooring installation is then completed, with materials like hardwood, tile, or carpet being laid down in all the rooms. Depending on the design of the home, this also includes the stairs.

    Cabinet and Tile installation follows, where kitchen cabinets, bathroom vanities, and tiles are placed.

    Trim-Out involves finishing the interior with all the small but important details, such as installing hardware, light fixtures, and other finishing touches that complete the look of each room. At this stage, the electrician, HVAC, and plumber return to complete the internal utilities.

  • Finish Carpenters return to install the final pieces of hardware, such as door handles, locks, and other fixtures that are essential for the home’s usability and security.

    Countertops, Sinks, and Faucets are installed in the kitchen and bathroom areas.

    Final Appliances are then installed, such as the refrigerator, oven, and stove. When supplying hot water, we use high-end instant-heating technologies, keeping your water at a comfortable temperature.

    Final Inspection is carried out, where we complete a thorough quality control checklist and certify that the home is ready to ship.

  • Depending on your needs, we will either prepare the home for shipment or transport it using our national partners. We use state-of-the-art wrapping techniques to ensure your home arrives looking brand new!

Quality Control


Quality is our top priority. We conduct thorough inspections at every construction stage to ensure that each module meets our high standards. No home leaves our facility without passing an in-depth quality control checklist, guaranteeing your home is built to last.

Delivery & Installation


Once construction is complete, we coordinate the delivery and installation of your home. Our team handles on-site assembly, quality inspections, and any finishing touches to ensure your home is move-in ready.

In cases where the customer prefers to manage shipping or installation, we work alongside their team to ensure quality and safety. Depending on location, there may be regulations requiring us to be more involved, and this will be discussed during the project scope phase.
